Iowa Housing Market Sees Strong June as Inventory and Closed Sales Rise

Iowa's housing market continued to deliver encouraging results in June as inventory expanded and buyer activity remained strong, signaling a healthy summer market with more choices for buyers and continued price appreciation for sellers.
"June was an encouraging month for Iowa's housing market," said Erik Melloy, Iowa REALTORS® 2026 president. "We're seeing more homes available for buyers while demand remains strong, as evidenced by the significant increase in closed sales. A healthy balance of inventory and buyer activity is creating opportunities for both buyers and sellers across the state."
New listings remained stable in June with 4,830 new listings, a 10.5% increase from the 4,373 new listings in June 2025. Conversely, month-over-month new listings were stable, dropping 0.8% from the 4,867 new listings of one month ago.
Active inventory bloomed in June to 9,088 properties, an 8.4% increase from the 8,382 properties listed in June 2025, while monthly metrics jumped 7.3% from the 8,466 properties listed in May.
Closed sales illustrated the active early summer market, with 4,212 closed sales in June, a 11.5% increase from the 3,799 closed sales of one year prior, and a 13.2% increase from the 3,729 closed sales of one month ago.
Pending sales showed modest movement in June with 3,431 pending sales, a 1% increase from the 3,398 pending sales of June 2025. Conversely, month-over-month, pending sales dipped 11% from the 3,853 pending sales of May.
Median sales price came to $265,000, a 6% increase over the $250,000 median sales price of June 2025. Monthly, the increase was 5.8% from the $250,500 median sales price of May.
Days on market came to 14, a decrease from the 15 days recorded one year ago, and a moderate increase from the 12 median days recorded last month.
"The continued growth in inventory is an important trend to watch," said Les Sulgrove, Iowa REALTORS® statewide housing analyst. "Even with more homes on the market, properties are still selling quickly, with a median of just 14 days on market. These are positive indicators of a stable, competitive market as we move through the summer selling season."
Condo & Townhomes
With 674 new listings in June, the condo and townhouse market remained stable in the early summer market. The metric represents an 8.7% increase over the 620 new listings of the prior year and a 0.1% decrease from the 675 new listings of May.
Active inventory increased 1.8% to 1,913 properties for sale in June from the 1,880 properties listed in June 2025. Monthly, active inventory dipped slightly 1.2% from the 1,936 active listings of May.
Closed sales illustrated the power of an early summer market, with 668 condo and townhouse sales, a 32.3% increase from the 506 closed sales of one year ago. Similarly, closed sales jumped 10.8% from the 603 closed sales of May.
Pending sales continued to increase on a yearly basis, jumping to 524, a 9.2% increase over the 480 pending transactions of June 2025. The opposite was true month-to-month, with pending sales dipping 18.1% from the 640 pending transactions recorded in May.
Median days on market came to 24 days, a 4% decrease from the 25 days on market one year ago, and a 20% increase from the 20 days on market from last month. Median sales price came to $254,900, a 3.8% increase from the $245,500 median sales price of a year ago, and a 5.3% increase from last month’s $242,000 median sales price.
