Forms Update: July 2026

We know how important it is to you to have the most up-to-date and accurate information to be successful in your business. With this in mind, Iowa REALTORS® recently revised a number of standard forms made available to members.
The Iowa REALTORS® Forms Committee and legal department regularly meet to discuss the creation and revision of real estate-related forms made available to members by the Association.
Iowa REALTORS® provides these forms as a service to members through an online database. Use of these forms is not mandated by state law or any other provision.
Using the most current forms helps ensure your transactions reflect the latest language and requirements while providing the best experience for your clients.
Please take a moment to review these updates in the Forms Library and familiarize yourself with any changes before your next transaction.
The following forms were revised or created:
- 72 Hour Clause Form* - Reinstated and revised form, that had been previously offered and removed from the Iowa REALTORS® form library. Intended to be fillable to appropriately reflect the actual notice period given (whether 48 hours, 72 hours, etc). Language has been updated.
- Listing Agreement Cancellation - Added line numbers, removed earnest money provisions (because there is a separate form for earnest money, increasing clarity of purpose).
- Property Inspection Results - Adjusted formatting and line numbers; changed from hours to days where time is referenced to align with the Purchase Agreement reference to days.
- Request to Waive Subject to Sale - Changed title from "Buyers Request to Waive" to "Buyers Waiver" since seller shouldn't be allowed to reject buyer's waiver of the STS condition (so long as Buyer can perform and provides reasonably satisfactory proof of such).
- Subject to Sale Addendum - added to Section 3 - "...if Buyer desires to continue transfer and remove the contingency, Seller must accept in a separate writing the Removal of the Contingency provided Buyer provides reasonable proof of their ability to complete the transaction." Delivery methods for notice were also updated to include e-mail.
- Updated Purchase Agreement - Created based on feedback that the Purchase Agreement should contain a language regarding FinCEN reporting requirements. Lines 216-218 inform the parties that they may have to provide additional information to meet reporting obligations.
- Short Form Buyer Agreement* - A new form adopted in response to member requests. This is not a replacement for the long-form version; usage is the brokerage's/practitioner's choice.
- Self Representation Form - Updated to add line numbers, removed the "duties to a client" section (since this is being given to a customer), removed the checkbox that client is representing themselves (because the use case for this form is that customer is, in fact, representing themselves).
- As Is Addendum - Formatting and order-of-operations changes.
- Escalation Addendum - Added a definition of Net Proceeds and line numbers.
- Declaration of Value Sales Condition Reporting Form* - New form to comply with law changes.
